CRISP COUNTY ZONING BOARD OF APPEALS
October 15, 2013
The Crisp County Zoning Board of Appeals met at a regular meeting on the 15th day of October at 9:00 a.m. in the Crisp County Government Center.
The following members were present: J.C. Clark, Dale Mitchell, Wendy Peavy and Lucky Taylor. Absent was: Jerry Carney. Also present, Connie Sangster, Crisp County Planning Director and Jimmy Mumphery, County Building Inspector. Also present were the following visitors: Shane Rogers and Bobby Brown.
Chairman, J. C. Clark asked for a motion to approve the Minutes of the September 17, 2013 meeting.
VOTE: Motion was made by Wendy Peavy with a second by Dale Mitchell to approve the minutes of the September 17, 2013 meeting. Carried unanimously.
Request from Shane Rogers for a variance to reduce the required 15' side yard setback to 6' for the purpose of constructing a new single family residential structure. Property is zoned RS2 (Single Family Residential) and is located at 117 Wolfs Thick Road.
Chairman J.C. Clark called the hearing to order. Mr. Rogers was present and spoke on his own behalf. Mr. Rogers told the Board that he came before the board last year and was granted the variance but when the builders started laying out the house they realized the variance was approved on the wrong side of the property. Mr. Rogers stated that he drew it backwards, upside or whatever, so he is asking for the variance to be on the North side of the property. Mr. Mitchell stated that he understood the owner on the north side, Mr. Alexander lives in California. Mr. Rogers stated that was correct and that he understands he visits maybe once a year and has someone out of Moultrie that looks after the property. Ms. Sangster stated that she had sent out a notice to the adjacent property owner and had not received anything from them. Mr. Mitchell also stated that it appears to be a good bit of distance between the property and one thing they always considered when he was previously on the board is that you will be able to get a firetruck around the house and that he thinks you could in this case. Mr. Rogers stated there was a minimum of 30' in between Ms. Owens on the South side and his proposed home. At this time, Mr. Clark asked if there were other questions or comments. There were none. Mr. Clark stated that this concludes the public portion of the hearing and now they would go into discussion and vote.
After discussion, the chairman asked for a motion.
VOTE: A motion was made by Wendy Peavy, seconded by Lucky Taylor to approve the variance to reduce the required 15' side yard setback to 6' for the purpose of constructing a residential structure on the property. Carried unanimously.
