MINUTES
CRISP COUNTY ZONING BOARD OF APPEALS
October 19, 2004
9:00 A.M.

The Crisp County Zoning Board of Appeals met at their regular scheduled meeting on the 19th day of October at 9:00 a.m. at the Crisp County Courthouse.

The following members were present: Jerome Outlaw, Robert Powell and Emmett Walker. Absent was member Bob McCadams and Mark Brubaker, also present, Connie Sangster, Planning Director and Secretary to the Zoning Board of Appeals and Jimmy Mumphery, County Building Inspector. Also present was Lonnie Ray.

PUBLIC HEARING
Request from Lonnie Ray for a variance to reduce the east side yard property line from the required 15 to 8 for the purpose of an addition to the existing structure. Property zoned RS2 (Single Family Residential) and being located at 674 Cork Ferry Road.

Mr. Outlaw, Chairman, called the hearing to order. Mr. Outlaw read aloud the criteria in which a variance request is handled. Lonnie Ray was present and spoke on his own behalf. Mr. Ray stated that if approved he would like to add a garage with an upstairs that will be finished off for 2 bedrooms and a bathroom. Mr. Powell asked if the addition would be on the west side and how many square feet would the new part be. Mr. Ray stated that it would be on the west side and would be approximately 720 square feet (24x30). Mr. Walker asked if the addition would be in front of the house. Mr. Ray replied yes. Mr. Outlaw asked the size of the existing structure. Mr. Ray stated it was a 44x34 (1496 square feet). Mr. Ray stated that he could probably get by with 5, but felt like it would be better to ask for more in case he needed it, and that he would not use anymore than he had to. Mr. Walker asked if the variance is allowed, would there be enough room to get to the back of the property with a vehicle. Mr. Ray replied yes. Jerome Outlaw asked if there were other comments from the board or public. There were none. At this time, Mr. Outlaw concluded the public hearing portion of the meeting.

MEETING

After discussion, the chairman asked for a motion.
VOTE: A motion was made by Robert Powell, seconded by Emmett Walker to deny the variance to reduce the required front yard setback from 15 to 8, but to approve a variance to reduce the required front yard setback from 15 to 9. Carried unanimously 3-0 with the Chairman voting.

MINUTES
VOTE: A motion was made by Emmett Walker, seconded by Robert Powell to approve the Minutes of July 20, 2004. Carried unanimously 3-0.
